Bay Area Housing Project
HCS served as the master developer for the Bay Area Housing Project (BAHP), a collaborative and comprehensive initiative providing high-quality, community-integrated housing for 240 individuals relocating from Agnews Developmental Center (Agnews), an institution which closed after 120 years of operation in March 2009. Individuals living at Agnews had been diagnosed wih a developmental disability and many residents also had physical disabilities and enduring medical needs. These individuals now have the opportunity to live in the community with high-quality housing and services to enable them to live life to the fullest.
BAHP guiding principles
The guiding principles for the BAHP, and for the sea change in California's approach to housing for individuals with developmental disabilities, include:
+ Provide safe, secure housing that is integrated into the community.
+ Separate the ownership of the housing from the delivery of program services.
+ Acquire and/or build quality housing that can withstand rigorous use.
+ Pay for it once by retaining ownership for people with developmental disorders.
+ Utilize Universal Design concepts.
+ Use environmentally sustainable green building materials whenever possible.
+ Streamline the financing, acquisition and development process.
+ Approximate home ownership for the individuals served by the housing.
+ Develop a housing program that attracts high quality service providers.
+ Create a sense of community.

HCS selects materials that are highly durable, easy to clean, and environmentally friendly for residents and the world alike.
Commerical quality bamboo floors, slip-resistant floor tiles, and marmoleum wainscoting provide a long-lasting finish while maintaining the character of a home.

HCS incorporate Universal Design principals into its homes, enabling residents with physical disabilities to fully enjoy their home today and for all individuals to age in place.
life safety
HCS can provide specialty features such as fire alarm systems, sprinkler systems and ceiling-mounted tracking to facilitate safe transfers. Depending on the licensing category, HCS installs a back-up power supply to ensure no interruption of service during unexpected power failures.
